Why live in The Quarter?

Living in The Quarter offers the best of the Miami experience. Enjoy off-campus living with all the convenience of on-campus living. From quaint one bedroom apartments to state of the art green-designed four bedroom duplexes; South Campus Quarter offers it all!

Located on South Campus Avenue, The Quarter offers the ultimate in convenience. Step across the street and enjoy Miami’s Recreational Sports Center or drop in on a Hockey game at Goggin Ice Center. Classes and King Library are just steps away. Want to live off Campus but don’t always feel like cooking, use one of Miami’s off-campus meal plans and walk to Central and South Quad dining halls, or visit one of Miami’s numerous cafes. The night life in Oxford can be fun and exciting, and with High Street only a few blocks away, you can walk to downtown Oxford with no need to worry about parking or driving home. And if you don’t want to walk, you can always take the Miami Metro. It offers an easy and convenient way to get around, and service runs along both South Campus Ave and Main Street. Leases

What lease terms are available?

We offer semester and year leases. Our year leases typically begin in the summer with start and end dates being flexible. Our semester leases are offered to those students who want the convenience of semester renting.

Do you offer leases starting Spring Semester?

Yes. Occasionally a limited number of units become available Spring semester.

How much is rent?

We offer a variety of units from economical one bedroom apartments to newly built Green Design Duplexes. The following rates are subject to change and for the most accurate rate information call the office at (513) 523-1647. For the 2011-2012 school year, an apartment at Campus Courts runs from $3,100 to $4,100 per semester, an apartment at Bern Street is $4,400 per semester, an apartment at 308 S. Campus Avenue runs from $400 to $500 per month on a year lease, the house at 111 Bern Street runs $1,250 per month on a year lease, and Campus Commons, our newly built duplexes, run from $4,150 to $4,800 per person per semester.

What type of security deposit is required?

A reasonable security deposit is collected from each tenant. Depending on the unit being rented, for the 2011-2012 school year the rates vary from $400 per person to $800 per person.

Can I add extra people to my lease, and what is the cost?

Oxford has strict regulations on the number of unrelated people that can occupy a rental. Our 2 bedroom units are zoned to allow 4 people, and our 1 bedroom units are zoned to allow 2 people. The pricing on these units is based on the premise that one person will occupy each bedroom. If you would like to add an extra person or two, then there will be a modest increase in rent. For semester leases, this is an additional $600 per semester for each additional person. Our 4 bedroom units are zoned to only allow 4 people, so additional people may not be added in these units.

Can I move in early and/or move out late?

Your move in date is set in your lease, but if you find you need to move in early or move out late, come talk with the office. Provided the unit is available, we offer early move-in and late move-out options. For yearly leases, rent is prorated based on the monthly rent. For semester leases rent is $75 per day.

I need somewhere to store my stuff until my lease begins; do you have somewhere I can store it?

Yes. Returning tenants may leave their possessions in their apartments over the summer for a fee of $100 per person. Because you are only renting storage, you will need to take the utilities out of your name and turn in your keys. If you want 24/7 access, reasonably priced summer leases are available. New tenants, provided the unit is available, may also take advantage of the above offer. If the unit is not available, we have a limited number of storage rooms that may be rented for the same fee.

What happens if I need to break my lease?

You are responsible for your lease. There are certain cases, however, where we will consider letting you out of your lease. Come to our office and talk to us about your circumstances.

Can I sublet my unit?

Yes. The person you wish to sublet to will need to fill out an application and come into the office to sign a sublet lease. Understand that you are still responsible for the condition of the apartment when you are subletting.

What are individual leases and are they available?

Individual leases are leases where the student is only responsible for their portion of the rent. We only offer this type of lease on our larger Campus Commons units. Because we believe you will be happiest living with people you know, we encourage you to talk with your friends and rent in a group. If you are unable to find four people, we will find additional housemates to fill the units through roommate matching.

What is roommate matching?

South Campus Quarter uses roommate matching to try and place housemates with similar habits together. You fill out a roommate matching questionnaire with some basic information about living habits and we will compare this to forms submitted by other residents. Roommate matching is only offered for our larger units at Campus Commons, where tenants are on individual leases. If you are in Campus Commons and have a vacant room in your unit, South Campus Quarter will use this service to fill the vacant room. If you have chosen not to fill out the form, then students will be placed in the vacant rooms based on gender. Of course we cannot guarantee a perfect match, your best option is to find people that you want to live with and apply together.

Billing Procedures

When/where/how do I pay my rent?

Rent is due on the date specified in your lease. For yearly leases this is on the first of the month, for semester leases this is on the first of the month the semester starts in. You can bring your payment to the office, or mail it to the address provided in the lease. For your safety do not send cash; we accept personal checks, money orders, and bank cashier’s checks.

What happens if I’m late with my rent payment?

Rent is due on the date specified in your lease; however, we do have a grace period of five days. A $25 per day late fee will be charged for days outside this grace period. This fee is waived for students waiting on student loans.

What happens if I bounce a check?

A handling/return check fee of $35 dollars, or the amount assessed against the landlord, whichever is greater, is charged.

Application Process

How do I apply?

Applying is easy.

Is there an application fee or any hidden fees?

There are no application fees or hidden fees. You are responsible for your security deposit and your rent.

Units

Are the units furnished?

Yes and no. Campus Commons, our newest units, are partially furnished, with furniture in the common living area. You will need to bring your own bedroom furniture. The rest of our units are not furnished. These units are offered at a very economical price and we have found that students prefer to provide their own furniture, enjoying this cost savings.

Are there laundry facilities?

Yes. Campus Commons has a full size washer and dryer in each unit. Campus Courts and Bern Street Apartments have laundry facilities in each building and the apartments at 308 S. Campus Ave. have access to both Campus Courts and Bern Street Apartments’ laundry facilities.

Do the units have Air Conditioning?

Yes.

Are pets allowed?

While we are sympathetic to the desire to have a pet, pets are not allowed at South Campus Quarter. We find that college life is busy and hectic enough, without the added responsibility of caring for a pet.

What happens if I lose my keys?

Come to the office and we will give you a temporary key until we can issue a permanent key. If you are locked out after business hours, and cannot wait until normal office hours to obtain a replacement key, call the Maintenance Hotline for a lock-out service call. You will be billed $30 for this service.

What do I do if I need to contact Maintenance?

What utilities am I responsible for?

In general you are responsible for your heating and electric bills. Different properties in The Quarter have different requirements, so for detailed information refer to the individual property write-ups.

Do you offer high-speed internet/cable TV?

Because of our close proximity to Miami, we find it is most economical for our students to purchase Road Runner High Speed Internet through Miami’s Network Services Enterprise (www.muohio.edu/NSE). Click on Road Runner, On-line Ordering, and On-line Cancellation for detailed information. By obtaining high speed internet through Miami, our students experience roughly a 50% reduction in their internet bill. This allows us to keep our rents lower, thus passing on the savings to you.

Cable TV comes in all shapes and sizes: Basic HDTV, On Demand, DVR HD-DVR, and Enhanced TV. The most basic of cable TV can be as low as $20/month to extremes of over $100/month. Why let someone choose this service for you? Instead of choosing a service you may not want; we keep our rents lower and let you choose what is right for you.

Is off-street parking available and do I have to pay?

Yes, off-street parking is available. All units at Campus Courts, Bern Street Apartments, and 308 S. Campus Apartments are provided with one free parking space per unit. Additional parking is available for a fee; students desiring additional parking will need to enter a lottery. The units at Campus Commons have multiple off-street parking spaces, with many of the units having garages; all Campus Commons parking is free.

I'm thinking of renting a unit in Campus Commons, what is LEED and how does it benefit me?

LEED (Leadership in Energy and Environmental Design) is an internationally recognized certification for following green building practices. Buildings designed and built to LEED standards use leading technology to increase energy savings and water efficiency, reduce the carbon footprint, and improve the indoor environmental quality of the building. What special amenities do you offer?

Since we have such a variety of different housing styles it is impossible to summarize in one paragraph what each unit has to offer. Please visit the Properties Page to find out what makes each one a great place to live. The one thing that all our properties share, however, is their amazing location. The Rec Center is across the street so you can easily visit the best workout facility in town. And with High Street just a few blocks away, you have access to coffee houses, movies, shopping, and restaurants. Also, because we’re located right next to Miami’s Campus, there’s no need to drive or take a bus to get to classes.
